The Ponds is one of the newest suburbs we work in, and new housing fails in its own particular way. There are no tree roots and no clay sewer here. What there is instead is a whole suburb of homes built within a few years of each other, now passing the ten-to-fifteen-year mark together — which is exactly when builder-grade flexible hoses, mixer cartridges, toilet inlet valves and tempering valves start giving up, street by street.
The Ponds is also on dual reticulation: purple-pipe recycled water for toilets and outdoor taps alongside the drinking water supply. That’s fine when it’s plumbed correctly and a serious health issue when it isn’t. Any renovation, new bathroom or outdoor tap that touches supply here needs someone who knows to test for cross-connection before signing off — it is not a theoretical risk in a suburb where a lot of owners have added an outdoor kitchen or a second bathroom themselves.
