Local knowledge

Plumbing in St Ives, specifically

St Ives is 1960s and 70s housing on unusually large, heavily treed blocks pushing up against Ku-ring-gai Chase and Garigal. The trees are the job. Not just roots in the sewer — although there is plenty of that — but leaf litter, in volumes that people from other suburbs don’t quite believe until they see a St Ives stormwater pit in autumn.

That litter is why we do more stormwater work per house here than anywhere else on the North Shore. Pits fill, downpipes choke, charged lines lose their fall to a wad of compacted leaves, and the water backs up into the one place it shouldn’t — usually against the house, often into a sub-floor. The fix is rarely dramatic; the problem is that nobody looks at a stormwater pit until it stops working.

The other St Ives characteristic is that these blocks were plumbed for gardens: irrigation, garden taps at the far end of the property, pool top-ups, and long supply runs buried decades ago and no longer on any drawing. When a St Ives water bill jumps, the leak is often on one of those forgotten runs rather than anywhere near the house.

What we see most in St Ives

  • Stormwater pits and charged lines choked with leaf litter
  • Water backing up against footings and into sub-floors
  • Leaks on old buried garden and irrigation runs
  • Root intrusion from bushland-boundary trees
